How long does a landlord have to return a security deposit in Tennessee?

Tennessee law doesn’t give landlords a number of days to return a deposit. If you’re owed a refund, your landlord has to tell you at your last known address, and you have 60 days to reply.

What if my landlord in Tennessee misses the deadline?

Ask for your deposit in writing, mention the law (Tenn. Code § 66-28-301), and keep a copy. In many states a landlord who misses the deadline loses the right to keep any of it, and some owe a penalty on top. Tennessee’s law says what applies there; a local legal aid office can help if you’re stuck.

Do I need to give my landlord a forwarding address in Tennessee?

If you’re owed a refund, your landlord has to tell you how much at your last known address. If you don’t reply within 60 days, they can keep it, so answer in writing.
